Anthem’s Affordable Homeownership Program is built around one idea: a home that comes with income already built in. Every home in this program includes a fully finished, legal basement suite — already there, already up to code, ready to rent the day you get your keys.

The rental income from that suite offsets your monthly mortgage payment. Which means your effective cost of ownership is lower from day one than a comparable home without a suite.

What’s included in every home.

A fully finished, legal basement suite isn’t an upgrade in this program. It’s standard. Every home comes with one, which includes a separate entrance, full kitchen, living area, a full bathroom and in-suite laundry.

Depending on the model, bedroom options are a one- or two-bedroom suite. Either way, it’s finished to Anthem’s standard, built to meet your city’s legal requirements for a secondary suite, and ready to rent from possession day.

Why legal matters.

Not all basement suites are equal. A legal suite meets your city’s building code requirements – proper exit windows, ceiling height, fire separation, separate entrance, and a full kitchen. And it’s registered with the city.

That means three things.

  • You can rent it without restriction from day one.
  • It’s insurable as a rental unit.
  • It adds real assessed value to your home when you sell.

An illegal suite is a liability. A legal one is an asset. Every suite in this program is built to legal standards — finished, inspected, and ready.

Getting into the market as a first-time buyer in Alberta is harder than it used to be. This program was built to close that gap with a home that’s financially smarter from the start.

Rental income that offsets your mortgage. A legal suite that adds value. And if you’re a first-time buyer who signed after March 20, 2025, you may also qualify for the new federal First-Time Home Buyers’ GST Rebate. Where eligible, Anthem completes the application on your behalf.

Can I rent the suite immediately after possession?

Yes. Because it’s a legal suite, there are no restrictions on when you start generating rental income.

Do I have to rent the suite out?

No. The suite is yours to use however works best for your household — as a rental, for extended family, as a home office, or left unoccupied. The rental income potential is there if you want it.

What if I’m not sure which city or community is right for me?

Am I eligible for the First-Time Home Buyers’ GST rebate on these homes?

If you meet the federal eligibility criteria and your purchase agreement was signed on or after March 20, 2025, you may qualify for a full rebate on the GST paid on homes under $1,000,000. Anthem completes the application on your behalf where eligible. Your sales representative can confirm the details for your specific purchase.
